Mobile Home communities are classified as family parks with no age restrictions, or senior parks with a 55 or better age restriction. San Diego has over 100 mobile home communities of all sizes and prices, located mostly in the North County. 

In a 55+ park, you can expect to pay $75,000-$200,000 for a mobile home without land, or $150,000 to over $300,000 for a mobile home in a park where you own the land. In general, prices along the coast are higher than inland.

Parks where you do not own the land charge a space rent, typically $300 to $600 a month. 

Parks where you own the land have homeowner fees to maintain the grounds, fences, and pay for any community facilities, like clubhouses and pools. These fees vary from $75 to $200 a month depending on the amenities.

Financing Information 

Mobile home loans are different than conventional real estate loans.

If you don't own the land, then it works like a car loan. You can expect interest rates of 11 or 12% with 10 or 20% down.

If you own the land, expect to pay at around 1% higher than a conventional loan, with typical 5, 10 or 20% down programs available.

Note that some "own your own land" parks are really co-op parks, where you own a fraction of the entire park. It is difficult to get financing in these co-op parks.
